Reservations and bookings


How do I make a reservation?

Click on "Reserve Now" and fill in the Booking Form. Indicate the dates of your stay and the name of the cabin/apartment you would like to reserve. We will confirm availability and price in 24 hours.

Can I request a rate quote via Whatsapp or Facebook? In which languages?

When will my reservation be confirmed?

Your reservation will be confirmed as soon as you have deposited 50% of the total amount.

For stays longer than 1 month, a deposit of 50% of 1 month rent is required.

How can I pay?

In Nicaragua you can deposit your payment in BAC or Lafise. Outside Nicaragua, we send you a link to pay by credit card.

On site you can pay in cash but not with credit card. Or deposit on a local bank.

Rates and Services


What is included in the price?

Included are: VAT, municipal taxes, WiFi, Cable-TV, private terrace, use of communal terraces/BBQ areas, sheets&towels, kitchen utensils, private parking on the premise, day and night caretaker presence.

Which services do you offer?

Services are: weekly cleaning, maintenance and repairs of the cabin, payment of electricity bills, garden maintenance and a (paid) clothes washing service.

Guests staying >4 weeks pay for cooking gas and electricity.

Do you have Air Conditioning?

Sorry, we do not have Air Conditioning.
However, each (bed)room has a (ceiling)fan. As we are on a small hill, there is always a nice breeze.

Do you have a swimming pool at the property?

Sorry, we don't have a pool. However, the beach is 150 m away and we have an outside shower to clean the salt water.

Do you have restaurant facilities?

No we don't BUT all cabins have a full kitchen and utensils; 2 small grocery shops for basic food items are at 50m.

Do you offer airport shuttles?

No, but we can give you the contact data of private taxi's or tour operators we know.

How high is the monthly electricity rate?

Each cabin has its meter. Bills are U$10-U$40, depending on the size of the cabin and the usage of fridge, fans and hot water.

Do you have a laundry service?

Yes, Rebeca, the caretaker, can wash your clothes. She will tell you how much she charges, depending on the number of clothes.

Security


Do you have security on the property?

During the day and night one the caretakers or myself are present. In case you don't see them around the reception area, please call: Fernando: 83949185; Dennis: 76491495; Rebeca: 81220093.

Is the area safe?

The neighborhood La Planta/Camilo Ortega is safe to walk during day and night. The street is well illuminated.

Additional Information


At what time is check-in and check-out?

Check-in is as from 3 pm. In case you want to come earlier, let the caretaker know on time. When the cabin is not ready yet, you can leave your luggage in our storage.

Check-out is until noon.

Can I receive guests?

Yes, you can receive guests, but you are responsible for their behavior. Ask them to park outside the property when there are more than 2 cars inside.

When they leave after 9pm, bring them yourself to the gate in order to open and close it.

How far are you from the beach and the center of town?

We are 150m/0.1 mile from the beach and 350m/0.2mile from the center of San Juan del Sur.

History


What is the history of Cabañas Lobotepe?

Cabañas Lobotepe was until 2020 known as Cabañas Lobolira.

In the fall of 1999 Jan-Luc de Wolf fell in love with San Juan del Sur. He was living in Managua and wanted a weekend cottage for himself and his fiance Sandra Lira. He found a perfect property: it was just a small hill full of weeds and a few trees but he felt in love with it because of its location: a 7 minute walk to the city center, a panoramic view of the San Juan Bay, and the sound of the surf. They built the weekend cottage and named it after a combination of their two last names: LoboLira.

Over the years, Jan Luc had more cabañas built, planted fruit and hardwood trees and began renting out the cabanas. In 2009 the Amistad-house was built. Jan-Luc's two best friends co-financed it in the hope of retiring there together one day.

2020 brought some changes: Jan-Luc was divorced and resides now part-time on the property with his partner Liz. As a result the decision was made to change the name. The name Lobotepe is the combination of the surname of owner Jan-Luc de Wolf (in Spanish “Lobo”) and the native (Nahuatl) word for hill: “tepe”.

Liz and Jan-Luc are happy to receive you. Liz also teaches Spanish and as a antropologist she can tell you a lot about Nicaragua.
